1. About Property Jeanie

Property Jeanie provides property development intelligence services for Australian homeowners and investors. We help you understand what you can build on a property by providing planning information, official documents, and feasibility analysis.

2. Our Services

Free Search: Basic property information including zoning, lot size, and development potential indicators. This is provided for general guidance only.

Deep Search ($199): Comprehensive property report including:

• Certificate of Title
• Deposited Plan (DP)
• 88B Instruments (easements, covenants)
• Section 10.7 Planning Certificate
• Jeanie Development Assessment

Not Professional Advice: Property Jeanie provides information and analysis tools, not professional advice. Our reports are for informational purposes only and should not be relied upon as legal, financial, or planning advice.

Consult Professionals: Before making any property development decisions, you should consult with qualified professionals including:

• Solicitors/conveyancers
• Surveyors
• Financial advisors

Data Accuracy: While we source information from official NSW government databases and registries, we cannot guarantee the accuracy, completeness, or currency of all information. Planning rules change, and site-specific conditions may apply.

4. Feasibility Calculator

Our development feasibility calculator provides rough budget estimates based on general industry rates. These estimates:

• Are indicative only and not quotes
• May vary significantly from actual costs
• Do not account for site-specific conditions
• Should be verified with qualified builders and professionals

5. Payments & Refunds

Payment: Deep Search orders are processed securely via Stripe. All prices are in Australian Dollars (AUD) and include GST.

Refunds: Due to the nature of document retrieval from NSW Land Registry, refunds are generally not available once an order is placed. If we are unable to retrieve documents for your property, we will provide a full refund.

6. Geographic Scope

Property Jeanie currently services properties in New South Wales, Australia only. We cannot provide reports for properties in other states or territories.

7. Intellectual Property

Property reports are provided for your personal use only. You may share reports with professionals you engage (architects, planners, etc.) but may not resell or commercially distribute them.

8. Limitation of Liability

To the maximum extent permitted by law, Property Jeanie's liability for any claim arising from our services is limited to the amount you paid for that service.

We are not liable for:

• Decisions made based on our reports
• Losses arising from inaccurate or incomplete information
• Third-party actions or advice
• Changes to planning rules after a report is generated

9. Changes to Terms

We may update these terms from time to time. Continued use of Property Jeanie after changes constitutes acceptance of the new terms.

These terms are governed by the laws of New South Wales, Australia.
